Pier and Beam Repair in Amarillo, TX

Older houses on crawl spaces, where the problem is usually the piers or the wood rather than the soil.

Older Panhandle houses are frequently built on pier and beam rather than slab: a perimeter foundation with interior piers supporting wooden beams and a crawl space underneath. If that is what you have, the good news is that it is generally easier and cheaper to level than a slab, because the structure was designed to be adjustable.

The failures are different too. On a slab the problem is almost always the soil. On pier and beam the soil still matters, but the more common causes are piers that have settled or shifted, beams that have sagged over decades of loading, and wood that has rotted where it has been in contact with damp ground or where a plumbing leak has kept it wet. A crawl space with standing water in it after rain is telling you something that no amount of shimming will fix.

Repairs are correspondingly incremental: adjusting or replacing piers, shimming to bring the floor back to level, sistering a weakened beam alongside a sound one, replacing rotted sections outright. Because the work is adjustable, it is also reversible in a way slab repair is not, and a good contractor will take it in stages rather than lifting everything at once.

One thing to insist on: get under the house, or have someone who will. Pier and beam problems are visible from the crawl space and largely invisible from the living room. A contractor who quotes from the floor above without going under is guessing.

Ventilation and drainage deserve attention at the same time. A crawl space that stays damp will keep producing rot no matter how many beams get replaced, and keeping water away from the perimeter is cheaper than any of the carpentry.
